			<content:encoded><![CDATA[<p>We all know that timeshare owners often trade their vacation weeks, but did you recognize there are great internet site where timeshare units are offered for rent to the general public for very fair rates? When a timeshare owner isn&#8217;t able to take vacation time, (so a trade wouldn&#8217;t do them any good) they often offer their condo for rent to recover some value for the year. The advantages of renting a timeshare and spending your future vacation at a luxury timeshare resort are many.</p>
<p>&#13;Typically timeshare developments are condo-style luxury resorts that extend three times the living space as a standard hotel room. Units come complete with fully furnished kitchens, large living areas, laundry facilities, and all the comforts of home in a vacation setting. Timeshare units with two or three bedrooms make ideal choices for family vacations or couples traveling together.</p>
<p>&#13;What about the prices? Timeshare rentals are often significantly lower in cost than hotel rates in the same area. As an example, we had a look at Palm Beach in Aruba and found multiple rental listings offered between $80 and $300 per night during prime season. The savings are even bigger if you rent at an all-inclusive resort in the Dominican Republic, Mexico or in the Bahamas.</p>
<p>&#13;Customarily there are two types of timeshare weeks listed:</p>
<p>&#13;1) A specific Saturday to Saturday week where you will see the accurate rental dates listed</p>
<p>&#13;2) Floating weeks where you will see a range of dates being extended. Renting from an proprietor extending a floating week is a bit more complicated. They will need to contact the resort in advance and determine if the precise week you are interested in is available. Make sure to get written confirmation of availability before you transfer funds.</p>
<p>&#13;Renting a timeshare is a great way for you and the proprietor to profit. If you are an proprietor in a timeshare and for some reason cannot take your annual vacation, you will be able to rent the time out to someone else and not have to worry about losing your net worth. Fixed plans are more appropriate to allow this, as floating plans are not.</p>
<p>&#13;Aside from the amount you pay at the beginning, timeshares regularly contain regular maintenance fees. If you are not able to use the timeshare in the time assigned for you, it will cause the loss of the original money and also the maintenance and other fees due. It is an wise decision to rent it for just these moments.</p>
<p>&#13;If you don&#8217;t want to own a timeshare or you want to treat yourself to an additional vacation, renting a timeshare is a great way to do it. Many benefits are there from renting a timeshare instead of renting a room. This is a great option for parties of more than two. It is cheaper and you can take advantage of the resort without the cost of ownership.</p>
<p>&#13;Luckily, the comfort of find a timeshare and renting one out are the same. The countless agents will provide you with the best for all involved. In the same way as other large decisions, you need to be cautious with things.</p>
<p>&#13;If you are prepared for renting the timeshare to someone else, it is a good idea to begin the process early on. Waiting until the last minute could mean you have to put someone in it at a price that is lower than you need it to be. If it is possible for you to rent it out without the help of anyone, you will be able to make yourself more money because of the commissions needing to be paid. Talking to family and friends and those around you may be the right way to rent out the timeshare without an agent.</p>
<p>&#13;It does not matter if you are the owner or the tenant of a timeshare. It will benefit each one in a positive way. You will have a fantastic time on your vacation and the owners will have a way to recover the money they are losing by not using it themselves. It is a win &#8211; win situation for all.</p>

<p>&#13;The Standard &amp; Poor&#8217;s Case-Shiller Home Price Index registered a five year increase of 63.7 % in home prices, for the nation in totality, according to Fiserv Lending Solutions, that supplies data and software to lenders. Meanwhile, the Zip codes that had a median sales price of $750,000 and more, showed an increase of 79.5 %. </p>
<p>&#13;Let us take a look at the housing prices in the richest Zip codes of America and the changes that have happened over time. Given below are the top 10 richest Zip codes in the U.S. where median property prices rose to the greatest extent since 2001. The median property values featured in the top ten are listed from the 2nd quarter of 2006. 			<content:encoded><![CDATA[<p>When you think about the Florida real estate market, chances are that you will think about condos for sale in Florida. Condominiums are a natural fit for those of you who are relocating to Florida permanently and those of you who want to buy a vacation home in Florida, for a number of reasons. First, many people look for condos for sale in Florida because they are interested in a more care-free kind of lifestyle. They want to own a residence that will build equity for them, but they don&#8217;t want to necessarily be responsible for a majority of the upkeep that owners of single family homes face. When you purchase a condo, you will have all lawn care, external painting, roofing, and other maintenance issues taken care of by the condominium association. Each owner in the complex pays a condo association fee that is used to pay for these services. The condo owner is responsible for interior maintenance of their unit, appliances, and other issues that are individual to their interior walls.  </p>
<p>Condominiums in Florida are quite affordable, too. In Orlando, the median price of a condominium in August of 2009 was $49,900.  In Fort Lauderdale, the median price was $85,500 and in Jacksonville, the median price was $112,400. </p>
<p>Condos for sale in Florida offer some of the safety and social benefits of an apartment complex, but with the financial benefits of ownership. Depending on where the condo you choose is located, you may find gated access, on site security, recreational facilities, and social activities that are organized by the developer or the condominium association. Or, you could choose a condominium complex in Florida because it is limited in ownership to senior citizens. This way you can meet neighbors who are at a similar stage in their life and who are unlikely to be rowdy party throwers that might disrupt your life.  </p>
<p>The latest trends in home sales in Florida show that many home buyers have recognized the benefits of owning a condo. While home sales overall have been increasing over the last year in comparison to where sales were a year ago, the largest increase has been in the purchase of condos for sale in Florida. June, 2009 sales of condos were 39% higher than condo sales in June, 2008. In the same time period, the average price for a home in Florida dropped 28%. So not only are more people buying condominiums and homes than last year, but they are paying less for them. Investors, vacation home seekers, and others have taken notice that the time to buy condos in Florida is now.  </p>
<p>Of course, there is one aspect of condominium living that someone who has never lived in a condominium will need to understand. When you buy a condo, you will be required to follow the rules and procedures of the condominium association. This means that in some cases, you may not have as much freedom as you would like to when it comes to what you are able to do in your condo. Common examples include limiting what you can keep on a porch or balcony, or limiting colors you can use on exterior portions of your condo. You also won&#8217;t necessarily always agree with the way that your condominium association&#8217;s governing committee chooses to spend your association fees. The good news is that you can always choose to run for a position on the committee that will let you have more influence on the way the condo association is run.  </p>
