Water damage in ceiling?

Ok, try to follow me here. . .lol I’m looking to purchase an investment condo to fix up. I looked at one that had some obvious water damage on the ceiling, right the corner of the air conditioner where the filter goes. I looked at another unit in the same complex, and it had the same issue in the same spot. So obviously there’s a problem, but what? It’s refrigeration, not evaporative. What would be causing the water damage? Is it something a contractor could easily fix with little to no future risk? Any info would be great.

    it sounds like the primary ac drain clogged up at one time and the pan under the unit overflowed when it should have drained. you are seeing a stain from this and need to use some kilz paint on the spot.
