Who should pay for the damage in the Rental Appartment?

I rent the Condo out.
My Tenant was out for a few days.
At this time some pipe got frozen and the water damage got occured due to low temperature in the appartment.
My Tenant is claiming that the Thermostat was broken.
However he did not mentioned that to us.
I have no Homeowner insurance policy but Master Policy which doesn’t cover anything inside the building.
Who should be responsible for the cost of repair?

You don’t have household insurance on your property? You should go out and buy some (although it wouldn’t cover broken pipes anyway). I’ve seen this before and I’ve seen the landlord have to repair the structure but not anything that was damaged from the water AND I’ve seen the tenant be responsible for everything because the law says you have to write problems down and give it to your landlord in order to have a case.
I would say the tenant should be responsible.
You should pay for fixing the pipe and any water damage to the apartment itself. Your tenant should pay for any water damage to his or her personal property such as furniture or whatever.
Well if you could prove the damage was caused directly from the low temps then the tenant would have to pay. Too bad that will be hard to do. Any smart landlord would have better insurance.
Are you telling me the inside temperature of the condo unit dropped below freezing? I am sorry but I don’t buy that period. Not only would the heater need to be off but the windows would need to be open too.
You pay for the damage. I don’t buy what you were told and you should not buy it either.
You pay for any structual damages, him for his property.
